Special Warranty Deed is a Property Deed in which the seller warrants or guarantees that they hold clear title to a Property and have a right to sell it; and that there are no liens or encumbrances against the Property that the seller knows about. The guarantee is limited only to the time during which the seller owned the Property. It does NOT go all the way back to the legal origin of the Property.
A Special Warranty Deed is less protective to the buyer than a General Warranty Deed.
