What is a General Warranty Deed

A General Warranty Deed is used in cases where the seller can guarantee that they hold clear title to a Property and have a right to sell it.  The guarantee is not limited to the time the seller owned the Property.  It goes all the way back to the legal origin of the Property.

A General Warranty Deed also implies that there are no existing liens or encumbrances against the Property other than those disclosed by the seller or those in the public record.
